Preparing Your Home for Viewings
Presentation is key to maximising appeal and value. Carefully preparing your home helps create an immediate emotional connection with buyers. We provide guidance on how best to present your property to ensure it makes a lasting impression.
Marketing Your Property
Once all relevant details and photography have been completed, we will prepare high-quality marketing materials for your approval. Your property will then be promoted through a carefully selected mix of online platforms, property portals, social media and direct communication with suitable buyers from our database.

An Energy Performance Certificate is required before marketing your property. Further details are provided below.
Viewings
Viewings are arranged collaboratively between ourselves and you, ensuring complete flexibility and discretion. They may be conducted by a member of our experienced sales team, by the owner, or jointly, depending on your preference. This tailored approach allows each viewing to be handled in a way that best suits your property and your schedule, while ensuring prospective buyers receive a professional and considered introduction to your home.
Offers and Negotiation
All offers are promptly communicated to you both verbally and in writing. Where appropriate, we will negotiate on your behalf, drawing on our experience to secure the strongest possible terms and price.
Legal Representation
Once an offer is agreed, you should instruct a solicitor or conveyancer to manage the legal process.
Legal Process
We prepare and circulate a memorandum of sale to all parties. Your solicitor will then issue a draft contract, after which the buyer’s solicitor will carry out searches and enquiries until all matters are satisfactorily resolved.
Progressing the Sale
Throughout the process, we remain closely involved, maintaining regular contact with solicitors, buyers, and other agents to ensure momentum is maintained and the transaction progresses smoothly.
Exchange of Contracts
Once all legal work is complete and the buyer’s finances are in place, contracts are signed and formally exchanged.
Completion
Completion takes place when the balance of funds is received and ownership transfers to the buyer. Keys are then handed to us and released to the new owner.
Energy Performance Certificates (EPCs)
An EPC provides information on your property’s energy efficiency, environmental impact, and potential improvements. While marketing may begin before the certificate is ready, it must be available within 28 days and included in all marketing materials. EPCs are carried out by accredited Domestic Energy Assessors and are typically completed within two to three days.
